Four season sunrooms in Los Angeles, CA - a room that opens into your house

Got a patio or deck you barely use? We build a heated and cooled glass room that works as part of your house.

Four-season sunroom with white-framed windows, a ceiling fan, and wicker chairs overlooking a leafy garden.

Do you need a four season sunroom, or something simpler?

A four season sunroom in Los Angeles is a fully enclosed room with all-weather windows, built to be heated and cooled and opened into your house, so it works like any other room you live in.

Most of the calls I get are from people who want more use out of a patio or deck. Before we talk materials, I'll ask how your family will actually use the room, because a room built for the wrong use is the one people regret, and if you mostly want a bright, covered spot to sit, a three season sunroom may suit you better. The price of a four season room moves with its size, the materials, what it sits on and the heating and cooling. The schedule turns on whether it's a kit or a custom design and whether the slab or deck needs work first. You'll get your own figure in the written quote after I've seen the site.

What happens after you call about a four season room?

  1. Call or send a message

Call (213) 340-1547 or use the form any day from 8 AM to 9 PM, and we'll set up a time for me to come out. Let us know if it's a patio, a deck or an older sunroom you want reworked.

  2. I visit and check the base

I measure, look over the patio, slab or deck, and ask how you'll use the room and whether it should open into the house. If the base needs work, I'll tell you right there, because it gets fixed first.

  3. Review your written quote

You get a written quote for the room we talked through, with any slab or deck work in it. That way you can see what the work under the room adds before you decide.

  4. We build, then walk through

Once you sign, our own crew builds the room, with a lead installer running the site. When it's done, I come back and walk through it with you.

How we build four season sunrooms

A four season room opens into the house and gets heating and cooling, so we plan the windows and frame for that from my first visit, not after the walls are up. We start with what the room sits on, because a tired slab or a weak deck gets dealt with first instead of covered up. Then our crew sets the frame, the glass and the roof and ties the room into the house. I spent years installing windows and sliding glass doors before I started building sunrooms in 2013, so glass, frames and seals are the parts I watch closest, since a room is only as tight as its worst seal, the same way a slider that doesn't latch lets air through no matter how good the glass is. If you'd rather keep the room closed off with its own controls, we'll show you how that changes the plan. The national sunroom spec counts that kind of room as non-habitable, so it's planned differently from living space that opens into the house.

Not every patio needs a heated room. If you want glass walls without running heating and cooling, a three season sunroom is the simpler build, and if you'd like to close in the patio you already have, we handle patio enclosures too.

Four season sunroom questions in Los Angeles

How much does a four season sunroom cost in Los Angeles?

A sunroom in Los Angeles usually costs about $16,000 to $120,000 per project, and that's the market's range, not our price. Size, materials and the foundation drive where a room lands, and larger rooms that need a foundation and come with heating and air conditioning sit at the higher end. Your written quote gives your own figure.

How do I choose between a four season and a three season sunroom?

Pick a four season room if you want a space that's heated and cooled, and a three season room if a simpler enclosed porch or patio will do. Four season rooms are fully enclosed with all-weather windows, while three season rooms use uninsulated windows or screens. I'll ask how you plan to use it before we settle on either.

How long does it take to build a sunroom?

A prefab sunroom kit takes 1 to 2 weeks to build, and a custom-built sunroom takes 2 months or more, according to a national cost guide. If your slab or deck needs work first, that comes before the room goes up, and I'll tell you at the visit.

What license does a contractor need to build a sunroom in California?

The contractor needs a license from the Contractors State License Board, which licenses and regulates California's construction industry. Check the license class too, because the board doesn't let a residential remodeling contractor contract for structural changes to load-bearing parts of a house, such as footings, foundations and roof structures. We're licensed and insured.

How much of a deposit can a contractor ask for in California?

No more than $1,000 or 10 percent of the total contract price, whichever is less, under the state board's rule for all home improvement projects. Payments after that have to be listed in the contract and based on work completed or materials delivered to your home, so ask for that schedule before you sign.

Can I add a sunroom to a historic home in Los Angeles?

Yes, but if your home is in one of the city's Historic Preservation Overlay Zones, many kinds of rehab work need city approval first. City Planning's guidance says it may be appropriate to enclose a porch or balcony with windows that can be easily removed, as long as the original details are preserved. California's Energy Code also sets energy efficiency requirements for additions to existing buildings, which is one more reason we plan the windows early.

  • Three season sunrooms

Worth a look if you want a bright, enclosed room but don't plan to run heating or air conditioning in it.

  • Patio enclosures

A good fit when you like the patio you have and just want it closed in and easier to use.
